Irrigation line break flooding yard or foundation

Conservative first steps for homeowners before cleanup, repair, or contractor dispatch. When safety is uncertain, leave and call first.

Immediate steps

  1. Turn the irrigation controller to OFF and cancel any scheduled watering.
  2. Close the irrigation backflow or zone shutoff if it is accessible without standing in mud or a washout.
  3. Move water away from the foundation with temporary extensions, sandbags, or shallow surface diversion.
  4. Call an irrigation contractor or plumber if water continues flowing after the controller and irrigation shutoff are off.

Do not do this

  • Do not dig for the broken pipe until irrigation wiring, gas, electric, and communication lines are located.
  • Do not leave water flowing against the foundation while waiting for a normal appointment.
  • Do not cap random sprinkler heads to pressurize a broken mainline.

Who to call

  1. Call 911 if anyone is injured, trapped, in medical distress, or if fire, shock, collapse, or active crime is present.
  2. Call the utility emergency line before private repair when gas, electric service, public water, sewer main, or buried lines may be involved.
  3. Call a qualified irrigation or landscaping professional after immediate life-safety and utility hazards are controlled.

Damage mitigation

  • Photograph soggy soil, geysers, controller display, valve box, and water path toward the house.
  • Pull mulch away from siding and weep holes if irrigation water reached the wall.
  • Check the basement or crawlspace for seepage after the yard water is controlled.

Prevention

  • Winterize irrigation before freezes and reopen slowly while watching valve boxes.
  • Map mainlines and zone valves before planting trees or installing edging.
  • Install a master valve or flow sensor that shuts down abnormal runs.

Usually moderate when stopped quickly; high when water reaches cabinets, flooring, ceilings, or finished basements.

Insurance note

Irrigation pipe repair is often maintenance, while sudden water intrusion to the home may be reviewed separately; keep repair and drying documentation.
