How the math stays honest

The numerator is the Real Cost Index permit median. The denominator is the cited InterNACHI lifespan shown on the row. If either half is missing, the row cannot contribute dollars to the total. Permit declared values can run below a final invoice, so compare the IQR and get quotes before committing cash.

Is this a quote?

No. Every row is labeled estimate, not a quote. Dollar rows use national Real Cost Index permit medians and InterNACHI lifespans; final contractor invoices can differ from declared permit values.

Why are water heaters, panels, and sewer lines quote-only?

Their lifespans are cited, but the permit index buckets for plumbers and electricians pool many unrelated jobs. We do not publish a pooled trade median as if it were a job-specific replacement price.

Is the 1% rule included in my total?

No. The 1%-4% home-value rule is shown only as a separately sourced sidebar. The reserve total sums only selected systems with both a real permit-cost benchmark and a cited lifespan.

Why use national permit medians?

This planner is scoped to national benchmarks from the Real Cost Index. Each dollar row displays the median, interquartile range, sample size, and national scope with a link to the cost index.
